Homes that present beautifully

The homes that sell best are the ones a buyer steps into and immediately wants to live in. Getting there takes two things, and we take both seriously.

Targeted preparation

Where time allows, we start months ahead, but the process can also be shortened to just a week or two. Guan Guan walks your home and builds an upgrade plan with the help of our in-house team. We identify the upgrades with the highest potential return: wall refinishing, countertops, stair risers and railings, and more, with the goal of making your home the most enticing property among the competition.

Staging we never skimp on

Our top-tier stager joins Guan Guan on the walkthrough and creates a detailed staging plan: furniture, wall decor, bedding, and all of the small details. We stage before photos and videography, giving buyers a real, tangible way to visualize the home. We do not stage virtually, because a buyer should be more excited seeing the property in person after the photos, not the other way around.

Cinematic video tours

We produce a full, professional YouTube tour for every listing, and they work. Our average tour pulls in hundreds to thousands of views and gives buyers the most useful introduction to a property they will find anywhere. Many of our buyers discover a home, and fall for it, through the video long before they ever step inside.

A Guan Guan tour goes where other agents do not. We walk buyers through the things a buyer agent would never raise: how the foundation was built, why the exterior matters, the real advantages of Hardie board over vinyl. Those details have brought buyers to the table on a significant number of our listings.

Open houses, with Guan herself

Guan personally attends every open house. No assistant handing out brochures, just the listing agent on site. Because she knows each home inside and out, she can show buyers exactly what makes it special.

Buyer-side CMAs

When helpful, we prepare detailed analyses for buyers too, helping them get comfortable with what your home is truly worth. Done well, this often adds tens of thousands to what a buyer will confidently pay.

Experienced offer negotiation

When offers come in, Guan negotiates them personally. We protect your price and your terms, and work every offer to its strongest possible number.
