Market Watch: Homes Sold Above $1m, September 15-21, 2024

From September 15-21, 2024, a total of 29 homes were sold above $1m:

In the west end, three homes above $1 million were sold in Kanata Lakes. The first one is a Cardel 50′ Banfield model, built in 2013 on a lot with no rear neighbors and a beautiful backyard view. The Cardel home was sold for $1,438,888.

The second one is a brand-new Cartesian custom home with no rear neighbors, backing onto the conservation area in Richardson Ridge. It was sold for $1,570,000.
These two homes are not easily found in the Kanata Lakes resale market, given their features: backing onto green space, a private backyard, a 9′ walkout basement, and three full bathrooms on the second floor. Most homes available in the Kanata Lakes resale market only have two full bathrooms on the second floor.
The third one is a 1970 home built on a 70′ x 105′ lot. It has been decently renovated, featuring four bedrooms, three baths, and a fully finished basement, as well as a swimming pool and greenhouse in the backyard. It sold for $1,100,000.
In the south end, in Barrhaven, one very well-maintained Tamarack 60′ home, the Gainsborough model, built in 2002 on a huge pie lot with a swimming pool, was sold for $1,215,000. The backyard for this home measures 15,166.34 ft², but this house backs onto a main road. The same model was sold in Riverside South for $1,060,000 in June 2024. That house was built in 2004 on a big pie lot as well, measuring 10,430.22 ft², and is situated on a quiet street. The June transaction has no swimming pool and is in worse condition.

Also, in the south end, in the Stonebridge community, a Uniform bungalow was sold unconditionally for its asking price of $1,098,000, right after it was listed on September 19th. It is the Touchstone model with a loft, built in 2006. There are 2 bedrooms on the main floor and 1 bedroom in the second-floor loft area. The basement is not finished, and the backyard is not large but is landscaped.
The current Uniform 47′ bungalow model, the Douglas with loft, is very similar in design and size, especially on the main floor. However, the Douglas with loft features a larger second floor with an extra bedroom. Additionally, the stairwell has been improved by adding two landings.


In the east end, a Minto 36′ model, the Stanley, built in 2018, with great interior finishes, a fully finished basement, and a landscaped backyard, was sold for $1,030,000. It is situated on an oversized lot that measures 136′ deep, backing onto a pond. The same model with standard finishes and an unfinished basement was sold in Quinn’s Pointe, Barrhaven, this week for about $880,000.
Westboro: Some homes on large lots with great renovation potential were sold in this area. Close to the Ottawa River, on a quiet street west of Island Park Drive, a home built in 1957 on a 50′ x 100′ lot was sold for $1,095,000. It features four bedrooms, zero ensuite bathrooms, and a fully finished basement. It could be transformed into a great house when renovated or rebuilt.

Also in the Westboro area, a home built in 1935 on a 69.93′ x 96.6′ lot was sold for $1,299,000. This house, according to the listing agent’s description, “has been lovingly maintained.” It features four beds, two baths, and zero ensuites.

In the center of the city, St. Claire Gardens, located to the south of Baseline and to the west of Woodroffe, a double lot on a cul-de-sac with approved plans was sold for $1,025,000. The house on the lot was built in 1953 and features 3+1 bedrooms and 3 bathrooms. The house is in livable condition, and the severance of the lot has been approved by the city.
