Market Updates March 9- March 15, 2026

During the week of March 9 – March 15, 2026, a total of 179 (compared to 124 last week) homes were sold in Ottawa. Of those, 32 homes sold for over $1 million, compared to a total of 24 such sales the week before.
Homes sold above $1m:
As shown in the map below, no homes were sold above $1m in Kanata North, Kanata South, Stittsville, or the West. Only one home was sold for over $1M in the Katimavic area.
No homes were sold above $1M in Riverside South or Findlay Creek.
Meanwhile, two homes were sold for over $1M in Barrhaven.

Crown Jewel Sale of the Week:
Once again, this week’s most expensive sale is located in the Glebe, near Dow‘s Lake. What makes this home unique is its situated on a double lot, totalling 11,786.48 sq. ft. While the home was built in 2010 and sold for $4,500,000, most properties in this area have sold for under $2M over the past few years—though one notable home sold for $5M back in 2004.

In Barrhaven’s Quinn’s Pointe community, a Minto ‘Frontenac’ model on a 43-foot lot sold for $1,051,500. Kanata: ⬇️
Sold in Katimavik: $1,175,000. This 2004-built bungalow is fully renovated from top to bottom, including a spacious walk-out basement. The deep 49′ x 151′ lot with no rear neighbours makes it a rare find in Kanata!


Manotick / Mahogany:⬇️
Sold: $1,285,000. This 2,548 sq. ft. Minto single on a 45′ lot features premium finishes and a backyard swimming pool. It is situated on a corner lot at the intersection of Trestle St and Century Rd. Very good sale!

Wateridge:⬇️
In the sought-after Wateridge community, a semi-detached Uniform home recently sold for $1,076,000. This represents a strong sale for a truly exceptional property. Due to its proximity to downtown and top-tier private and public schools, supply in Wateridge remains extremely limited, making relatively new builds like this a rare find. This particular home stands out with its deep lot and a walk-out basement. The interior is masterfully finished, featuring upgraded wide-plank maple hardwood and a stunning two-tone kitchen.


The primary ensuite bathroom is minimally upgraded with a 2-sided glass shower. But color scheme is very coherent, with nice matte black touches.

2-Storey Townhomes:

Wateridge:⬇️
This week’s townhome champion! 🏆 This 2022 Uniform-built interior unit just sold for $920,000. Highlights include a rare walk-out basement and a fully fenced yard. Riverside South: ⬇️
Last week, Riverside South saw two sales of the Urbandale ‘Discovery’ interior model. While one reflected a fair market value, the second sold at a notable premium. The one sold at a higher price is the older flooplan of the Discovery.

Kanata:
In Kanata North’s Brookline community, a Minto Rockcliffe end-unit sold for $647,900. This model offers 1,674 sq. ft. of living space above grade and a versatile layout featuring three bedrooms plus a functional second-floor loft.

Another notable sale was a Minto Lawrence model, sold for $644,900. This interior unit is particularly unique for its 1,535 sq. ft. above-grade layout that includes four bedrooms on the second floor, combined with a walk-out basement.

Stittsville ⬇️
A 2008-built Mattamy end-unit recently sold for $646,500, highlighting a feature rarely found in newer construction: a wider frontage. At approximately 23′ of interior width —about 4 feet wider than the current industry standard—this home offers a spacious, open-concept feel that is hard to replicate in today’s narrower townhome designs. It feels much more like a semi-detached or even a small single.


Two interior townhomes built by Tamarack in 2007 both sold in Stittsville for $625,000 last week. While one unit backs onto green space, the other features only one full bathroom on the second floor. Although these prices are slightly lower than last year’s, both represent good sales in the context of the current market. By comparison, during the first half of 2025, premium end-units were sold between $680,000 and $710,000.

Kanata South:⬇️
A 2015 Valecraft-built end-unit townhouse recently sold for $660,000. This popular Marseilles II model boasts 1,740 sq. ft. of above-grade living space (totaling over 2,000 sq. ft. with the finished basement). While the property offers the privacy of having no rear neighbours, it backs onto a hydro corridor. Good sale!

While Ottawa maintained a modest uptick in inventory this week, a very limited number of homes sold for over $1 million in many residential districts, including Kanata, Stittsville, Barrhaven, Riverside South, and Findlay Creek. Notably, two single-family homes built on double lots sold well.
While older, less-maintained two-story townhomes sold in the $500k range, most newer, better-maintained units were sold in the $600s. Some townhomes performed particularly well—for example, two Urbandale Discovery models in Riverside South and a Uniform townhome in Wateridge. Additionally, older townhomes with wider frontages and floor plans remain popular and sell well.
