Market update - 2-Storey Townhomes - August 30, 2026

During the week of Aug 23-29, 2026, a total of 29 two-storey townhomes sold in Ottawa. Only three of them sold above $700k. One typical transaction in this price range was a double-garage end-unit townhome - the Santa Maria model, built by Urbandale in 2019. This is the older version of the Santa Maria, offering 2,077 sq. ft. of living space; Urbandale's current Santa Maria is considerably bigger.

Five of the 29 homes sold between $650k - $699k ⬇️

A typical transaction in this price range comes from Urbandale again: an interior-unit Atlantis 2, built in 2020, that sold in Findlay Creek. This is one of the biggest townhome floorplans on the market, offering 4 bedrooms and over 2,400 sq. ft. of living space. ⬇️


Another townhome that sold at the high end of this price range is also an Urbandale end unit. This one was built in 2013, older than the other two. The reason it can command a relatively high price is that it sits on a pie-shaped lot with no direct rear neighbours. More than half of this home's listing description was devoted to the backyard. ⬇️


A total of ten two-storey townhomes sold between $600k - $649k. ⬇️


Four two-storey townhomes sold in the $550k–$599k price range. Mattamy and Caivan interior units fell in this range. ⬇️

Five two-storey townhomes sold between $500k - $549k. ⬇️

Weekly Summary:
- Quality-built 2-storey townhomes with unique features - a double garage, four bedrooms plus a main-floor den or office, an oversized pie-shaped lot, a premium location - can sell above $700k. Very few could be sold at the price range currently.
- Tamarack's end unit in Westwood, Stittsville, sold at the high end of the $600k–$649k range, while Mattino's end unit in Longfields, Barrhaven, sold above $630k - fully fenced and with a basement bathroom. Mattino Homes' townhomes in Longfields have commanded overall stable prices this year.
- Mattamy and Caivan interior units sold in the $550k–$599k range.
- Older townhomes built decades ago generally sold in the $500k–$549k range.
