New Construction Townhomes in Kanata Lakes

In the Kanata Lakes area, new build townhomes can be currently purchased from 2 communities: The Pond and Richardson Ridge Phase 4. In the Pond, the builders are HN, Urbandale, and Richcraft. In Richardson Ridge, the builder is Uniform. The drawbacks that people have been talking about is its proximity to the railway track and hydro lines.

The Pond

Townhome block are all located on the north side of Walden Dr along the following streets: Walden Dr, Kitigan Grove, Newstead Crescent, Hummock Way, and Tamworth Ln.

Price Range of townhomes in the Pond:

The most expensive and high-end townhomes, are HN’Parkway End, Urbandale’s Atlantis, and Richcraft’s Fairhaven. If the buyer gets the full HST rebate, the final price for a standard unit without lot premium would be about $770k-$780k. The least expensive townhomes in the pond, after the full rebate, is about $685k-700k.

Recently HN has sold a Healey (9T059) in the Pond. It’s one of the few townhomes sold there recently. This was the pricing for this lot:

Urbandale lots available:

Current status: Discovery is sold; Endeavour in discussion.

Urbandale townhomes are net zero ready townhomes with triple glazed windows, solar panel rough-in, etc. They have a beautiful and modern exterior with huge windows. Inside, Urbandale towns offer a walk-in pantry or cabinet pantry to the kitchen, making the kitchen a lot more functional. Another rare feature in their townhomes is the mudroom.

Richcraft lots available:

Below is a comparison of the price earlier and now. Before the rebate, Richcraft once offered reduced prices for some of their townhome inventory, but now, they resumed the original price. But if purchased with full HST rebate, the lowest price of their townhomes are now slightly above $700k.

Richardson Ridge

Uniform just released their townhome blocks (Block 9, 10, 11, 12) at Richardson Ridge Phase 4, Kanata Lakes. Location wise, it is quite close to Terry Fox Dr. 

Price at Richardson Ridge:

As we can see, Uniform offers 3 townhome floorplans. The interior Ferguson is priced at $740k; after the full rebate, the final purchase price would be $676k, the lowest townhome price in both the Pond and Richardson Ridge.

Since the Cooperwood development, Uniform has modified their townhome flooplan, mainly, adding a walk-in pantry to the kitchen, and adding a loft on the second floor hallway.

Uniform townhomes are designed by Hobin Architecture. They use a high quality materials palette on the exterior, with no vinyl siding. Their open-concept layout is very expressive: the entire main floor living, kitchen, dining spaces as well as the stairwell are wide open without any visible load-bearing elements in the middle. Another feature of Uniform homes, is their bedrooms are well-sized. Overall, their townhomes feel more spacious than many others.

In my current listings, there is one Uniform townhome in Richardson Ridge: 501 Hitzlay Terr (Conditional Sold now). This home was built in 2022, and it’s the Carling model. The owner has made some amazing modifications to this home when they purchased it from the builder: they added a shower to the power room on the main floor, so there is a guest bedroom / home office and a full bath on the main floor of this home.
