A Brief Introduction To Stonebridge

Bordered by Greenbank Road to the west and the Jock River to the north, Stonebridge is one of Ottawa’s most renowned suburban communities. Making up one-half of the greater Stonebridge-Half Moon Bay area, this community is purpose-built around the 18-hole Stonebridge Golf Course. Stonebridge is, quite literally, immersed in nature, with numerous homes directly bordering prime golf course lands, as well as the surrounding Jock River parkland.

In 1989, Monarch Homes acquired 700 acres of land south of the Jock River in Barrhaven South. Monarch was, at the time, a well-known homebuilder with major projects in Toronto and the United States; however, they had yet to pursue a major project in Ottawa. Their success developing a Golf Course Community in Burlington led Monarch to do the same in Ottawa.

Bruce MacNabb—an engineer and consultant to Monarch—spearheaded the effort to obtain the necessary zoning to begin development. Somewhat unsurprisingly, the project drew significant public scrutiny & opposition from Barrhaven councilmen. Nepean staff thought development south of the Jock River was “decades premature” and shouldn’t happen until 2016.

Ultimately, the project was put to a vote in May of 1997, receiving approval from the city of Nepean. Development began in 2000, and the 18-hole Stonebridge Golf Course was completed in 2001. Initially, Monarch sold numerous lots to a consortium of smaller builders— including Cardel, Uniform Developments, and Valecraft—but as sales grew beyond expectations, Monarch decided to pursue the later phases completely independently.

Between 2000 and 2016, Monarch & associated builders built over 3,000 homes surrounding the Stonebridge Golf Course. Following the completion of the primary Stonebridge development, Uniform built The Orchard and Grandview Court—two smaller subdivisions totaling under 300 units—between 2014 and 2022. Following their acquisition of Monarch in 2015, Mattamy built the ‘Crown of Stonebridge’ subdivision on a small portion of the Stonebridge golf course in the early 2020s.

Stonebridge is Monarch Homes’ magnum opus, being the now-defunct luxury builder’s largest Ottawa project. By all accounts, the community has been an enormous success: sales peaked at over 400 units in a single year in 2011, while the Ottawa Citizen has reported on Stonebridge’s incredible referral rate. So what makes this community so special?

Stonebridge’s Defining Characteristics

Stonebridge is a unique community in numerous ways—but perhaps the most significant is its protected golf course. The award-winning 18-hole Stonebridge Golf Course, though currently owned by Mattamy Homes (who acquired it as part of their 2015 purchase of Monarch Homes), will be sold to the City of Ottawa in 2029 under a binding agreement signed in 2021. This binding purchase of sale provides substantial protections that would effectively prevent the golf course from being developed.

Stonebridge is the only such protected golf course contained within a relatively new community in Ottawa’s suburbs; this stands in contrast to the Kanata Lakes golf course, which is now facing a redevelopment effort by Richcraft Homes and Minto Group. The permanent protection on the Stonebridge Golf Course future-proofs the beautiful landscapes nestled between the community’s quiet streets—and behind 828 Kilbirnie Driveensuring that the golf course will never be redeveloped.

Beyond the Golf Course, Stonebridge is characterized by its low development density. Of over 3,000 homes in Monarch’s Stonebridge development, over 2,000 are single family homes, representing over 60% of the development by unit count and nearly 80% by area covered. Lower build density results in quieter residential environments, larger lots, and greater curb appeal through uncramped streetscapes. Furthermore, Stonebridge homes often sit on larger lots: compared to the normal 90-100′ depth “cookie-cutter” lots now found in most Ottawa developments, Stonebridge lots are almost always over 110′ in depth. This means larger backyards and more distance between neighbours, making this community stand out compared to other suburban neighbourhoods.

Stonebridge also features a myriad of smaller design touches—from a large number of cul-de-sacs (10+ in total) to having townhomes built in well-hidden private streets to reduce home crowding on main roads & provide them with greater privacy. These private streets even have individual parking lots to reduce parking congestion on community streets. Compared to a typical cookie-cutter 50′ single with a 100′ lot, 828 Kilbirnie’s backyard is MUCH larger—it could fit nearly anything! Swimming pool? Yep. Mini golf? Yep. Kids’ soccer field? It fits!

But the real highlight of this home is the view—828 Kilbirnie backs onto the long end of Hole #3 of the Stonebridge Golf Course.
