Market Updates March 16- March 22, 2026

During the week of March 16- March 22, 2026, a total of 189 (compared to 179 last week) homes were sold in Ottawa. Of those, 28 homes sold for over $1 million, compared to a total of 32 such sales the week before.

Crown Jewel Sale of the Week:

The most expensive home sold this week is a 0.5-acre property in Greely. This home was built in 2025, offers 3,950 sq. ft. of living space, and features 3 bedrooms above grade.

Other Homes Sold Above $1m:

Barrhaven:

This week, well-modified, quality-built homes sold well. Among them, there was a modified Cameron in Stonebridge, Barrhaven. This hone was extended by about 4′ in width. https://portal.onehome.com/en-CA/share/1641652G78345

Kanata South:

An enlarged HN’s 44′ Kenson was sold for $1,175,000. The garage and the space above the garage were also enlarged by 4′.

Stittsville

Two beautiful homes — one built by Tartan in 2011 and one built by Minto in 2018 — sold above $1.2M in North Stittsville last week. Both homes are situated on premium lots.

Weekly Champion🏆

This week’s townhome champion is a new home in The Docks at Mooney’s Bay. It sold for $1,085,000.”

Wateridge:⬇️

A Claridge-built townhome sold at its listing price of $899,900. This reflects how the premium location and lack of supply of newly built homes in recent years continue to support property values in the neighbourhood.

Other:

  1. Kanata South: Richcraft’s biggest townhome model, the Fairhaven end unit, sold for $695,000. This home was built in 2017.
  2. Findlay Creek: An Urbandale Discovery model, built in 2019, sold for $715,000. (removed redundant “in Findlay Creek” since it’s already in the header)
  3. Stittsville: A Patten Homes interior townhome unit with a walkout basement backing onto greenspace sold for $710,000.
  4. Barrhaven: In Half Moon Bay, a Minto end unit — the Rockcliffe model — with 4 bedrooms, sold for $702,000.

Summary (Guan Guan’s observation, for reference only):

While Ottawa maintained a modest uptick in inventory this week, a very limited number of homes sold for over $1 million in many residential districts, including Kanata, Stittsville, Barrhaven, Riverside South, and Findlay Creek. Notably, two single-family homes built on double lots sold well.

While older, less-maintained two-story townhomes sold in the $500k range, most newer, better-maintained units were sold in the $600s. Some townhomes performed particularly well—for example, two Urbandale Discovery models in Riverside South and a Uniform townhome in Wateridge. Additionally, older townhomes with wider frontages and floor plans remain popular and sell well.
